My assertion that not only is the Fed/Gov't pumping up the housing bubble recovery but also the institutional investor, as the marginal buyer. Unlike individual housing buyers, institutional investors will just sell, regardless of the price, if cap rates move against them.
More so, the rise in housing prices just has not been confirmed or supported by the rise in incomes.... or lack there of.
